About Us

Abode Stays Ltd provides serviced, self-catering homes, in and around the Croydon, Surrey and Crawley areas for visiting business, contractors and leisure guests, looking for short or long- term stays. We are affiliated to a large network of accommodation providers like us, who have properties across the UK.

Our aim is to build a working relationship with you to create a win-win solution by managing your property, while ensuring you, as the Landlord, reap the benefits listed above.

Rajan Sharma: Director

Rajan is a Chartered Accountant, and has worked most of his life in the Corporate Accounts teams of several multinationals and nationwide retailers with household names.

He has been through intensive, formal training by a team of property consultants whose companies have sold over £62 million worth of properties over the last ten years alone!

Rajan is now focused on providing Serviced Accommodation Services, in addition to providing Property Sourcing, Sales and investment services, through his other company, Integrity Investments Ltd.

Liam Graye: Director

Liam is from a building trade background and over the past 18 years has worked his way through his professional career to a Chartered Building Engineer. Specialising in assessing Building Control compliance of all types of construction projects from residential developments to commercial schemes.

 
Dedicating his recent years to diversifying his knowledge and experience through property investment, he is focusing on providing Serviced Accommodation services, together with helping professionals start, build and scale their portfolios with his separate property deal packaging service.

Integrity

We can be the named tenant of your property, with your rent guaranteed for the entire period of the agreement. As noted above, we will provide a cosmetic upgrade to the property (if necessary) and ensure it is presented and maintained in show-home condition for the duration of our term.

Inspections and cleaning will be carried out at least weekly, to monitor and maintain the property. Of course, you are entitled to visit the property at any time with sufficient notice provided.

Frequently Asked Questions

We will be working with nationwide businesses, hospitals and employers, which need accommodation for their professional employees such as doctors, engineers, contractors, and business clients, amongst others.

We will provide accommodation on a short-term basis to the guests while ensuring all obligations to you as our landlord are met. The guests cannot commit to long term AST contracts as they may be in the area for a short-term period (three days to six months generally).

To fill any small void periods during the months, we will let the property to well vetted guests needing accommodation (for example, while visiting the area for leisure, and to families when repair/maintenance work is being undertaken on their primary residence).

Our guests will be required to provide ID, sign our terms & conditions and we will take their credit card details and/or deposit.

Should any damages occur, we will charge the cost directly to the guest or their employer. We are fully insured with professional indemnity, and public liability insurance.

As they are not tenants, our guests have no right to occupy the property if they break our Terms and Conditions, therefore if problems arise we are entitled to remove them. In addition, we will strictly avoid one-night bookings which can indicate parties occurring.

Please note that this is a hospitality business and it is therefore vital that we keep our properties in hotel standard condition. We would be unable to operate efficiently if the property was kept in poor condition, as this would accrue bad reviews and less bookings for us. This should give you comfort that your property will be well looked after.

We are more than happy to include in our terms of agreement, that at the end of the contract, we will ensure that the property is returned to you, in the same or better condition that it was given to us.

We as a company offer guaranteed rent and upkeep of the property, therefore in effect we are your tenants. We take advance payments from our guests, but if our clients do not pay rent, we will still fulfil our agreement with you.

We as a company are more than happy to have a clause in the contract stating the maximum number of personnel residing in the property at any one point. We are fully aware that failure to comply will result in a breach of contract.
